Ask Mike Holmes: What Roofing Material is Best?

Here’s the second in our series of fan questions for Mike Holmes, host of Holmes Makes it Right and our go-to for everything reno related.

Our Facebook fan Janet C asked, “We live just north of Toronto. We’ll need to replace our roof in a couple of years. Is it worth the cost to get a steel roof versus asphalt shingles? We plan on living here until we retire – about 25 years.”

Mike Holmes replied, “I love metal roofs. It’s one of my favourite roofing materials (I also love a flat green roof). But I like metal for a few reasons. One, it lasts. A metal roof is one of the most durable roofs you can have. It can last up to 50 years. Two, it’s resistant. It resists insects, mildew, rot, UV rays-not to mention fire-resistant. And it won’t crack or curl like asphalt.

If you go with asphalt, you’ll need to replace your shingles at least twice. I don’t care what the warranty says: An asphalt shingle will last 10-15 years-maximum. They start to break down as soon as they’re exposed to weather. And if you don’t replace them you expose your home to the elements, making it vulnerable.

If you’re staying put-and it sounds like you are-you want a metal roof. Is it more expensive? Yes. It can cost more than twice as much as asphalt. But it’s an investment. You save money in the long run because you won’t need to replace it-and you protect your home. A metal roof can last 3 times longer, raise the value of your home and reduce maintenance. All pluses.”
