Avoiding a For Sale By Owner Fiasco

In this age of do-it-yourself home improvement and do-it-yourself decorating, the DIY home seller has found their niche. For Sale By Owner signs populate the real estate landscape, earning their homeowners the nickname FSBO, (pronounced fizbo).  Are you an aspiring fizbo?

Here are the top five questions to ask yourself before you take the plunge into DIY real estate:

  1. What Will Your Marketing Strategy Be?
    Putting out the FSBO sign is easy.  How else are you going to market your home?  Websites devoted to FSBO homes can reach a lot of people, but most potential homebuyers go where the most property listings are, and that’s the Multiple Listing Service or realtor.ca.  To post on realtor.ca you need to be a real estate professional.  If you aren’t on the MLS, you aren’t part of the huge network of potential buyers and their agents actively looking for homes.

  2. How Did You Get to that Price?
    Do you know how to set a selling price for your house that reflects its fair market value?  While you might be able to find out the selling price of a house in your area by a trip to the town hall or county courthouse, realtors can access much more detailed information to make price comparisons.  Besides the selling price, they will know the square footage, the number of bedrooms and bathrooms, and any other information that’s vital to setting the right price for a house.  

  3. How Are You Planning on Showing the Home?
    Will you be able to show your house when viewers request it?  Some FSBO websites suggest setting aside a certain time in the week and trying to fit your viewings into that one time slot.  You risk losing potential viewers—and sales, if they run on a schedule different than your own.   Most sellers already have a full time job.  Guess what guys? Selling homes is also a full time job.

  4. Can You Be Truly Objective About the Condition of Your Home?  
    The minute you decide that you are going to sell your home, you need to stop thinking of it as “your home”.  A home sale can be a tough experience for those with a sentimental attachment to the property. Potential buyers will not have the same emotional investment in your property. Buyers can be downright rude, annoying, and over-critical. Can you really come to terms with the fact that “beauty is in the eye of the beholder”.  It is very hard not to take comments and criticisms personally.  However it’s no longer personal, ladies and gentlemen… It’s business.

  5. Can You Handle the Pressure?
    Selling a home is a major financial transaction.  You’ll have to negotiate very large amounts of money with the buyer, or their agent.  Will the pressure get to you?  What happens if you make a mistake?  Real estate brokers carry liability insurance just in case they make a mistake do you?.  Who’s going to protect you from you, if you make a mistake?  But the biggest reason to reconsider DIY home sales is the fact that in my experience, agents have always gotten a substantially higher selling price for their clients than For Sale By Owners.  Before you decide to go it alone, think again.

Handle the pressure? At a selling price of $400,000, in Toronto with 13% HST, the total fee payable for using a Realtor (if you can negotiate them down to only 5%) is $22,600. That is way too much to pay to simply find a buyer!

Do what I did...try it yourself and save big time...there is lots of FSBO assistance out there on the internet. BTW - it took me 3 weeks to sell myself in Oakville and I saved almost $30K!!!

A realtor is the way to go....but the commissions of 5..6..7 percent is just too much. Every house I've sold through an agent has sold in 5 weeks max. Most of the agents did not earn their comissions. The listing sold the house. I used agents bec ause they are the only ones with access to MLS...but that will change one day.

That said I like her show - she got...ummm..well you know.

I must say this show lacks definition. When I try to describe what the show is about, I stumble. There is no definition except for watching agents sell properties. I actually enjoy watching for the simple fact that I can relate to the industry and location of the show, however, I think defining the show contents would cater to a larger audience and bring this show to #1. I just stopped watched this show. It just show the awful cheating world of realtors. She sold the Chinese art dealer man house, had no buying agent, only focus on her 6% commission as she was the sole agent, and had the guy drop his price before SHE dropped HER commission. Rip off !! Just sold my home and it was my agent's buyer. They should make dual-agency illegal in Canada big time. All it does is give complete power to the agent and you the client WHO HIRED THE AGENT are left without representation.
If Realtors have a bad name it's because they have contributed to it by their own behavior. So do they EARN their money???..some do but the majority DO NOT. ppl think the do it yourself mls will free them from the realtors commission? think again. showing the house is easy,any one can do that. but what will happen when it comes down to writing the offer? the clauses? what protection will you have that all areas are covered. those who do not wish to pay the realtors commissions are free to do so, but when they get caught in a fury of law suits because the offer said one thing....and so on, or when the buyer is actually a predator preying on an uneducated seller to do a "oklahoma" fraud deal, believe my friends the legal costs will be much larger than what they could have paid a realtor to do it properly. good luck to you all whether you use a realtor or not.

FSBO's CANNOT get market value. It is a basic fact of marketing 101. Exposure X Demand = price. Then once the demand is acted upon, the agents have to hand hold the whole transaction through the subject removal phase. The commission paid is immaterial, having a good agent is the key. The ones who are good generally charge more. Just like craftsman carpenters, or artists.

Most agents don't know anything about real estate. They are just pretty faces who make appointments and show you properties. I do not know Tatiana personally, but anyone who has immediate success in sales has something that others don't. It's called charisma. Tatiana is not successful because she knows more about real estate than other agents. She is successful because she is cute, fun, and just pushy enough to get people to make decisions quickly. It's not brain surgery.

The truth is that anyone can buy or sell a home very effectively if they have the following tools:
1. The internet to see what is out there (www.mls.ca is a good start)
2. Home sales list available from town hall
3. Google maps to look at the properties from #2
4. A good notary to do the paperwork
5. A good home inspector
6. A good contractor who can tell you how much things cost (ie: new furnace, kitchen, floors, bathrooms, roof, etc..) Always add 25-45% to their estimate, because everything costs more and takes longer than you think.
7. The willingness to knock on doors of homes that they like and talk to the homeowner. You never know, they may be thinking of selling and they have not enlisted an agent yet.

If you are lazy, than hire an agent. Choose wisely because once you list with an agent, you are stuck giving them the commission for 180 days after the contract expires or is terminated.

Most realtors are so money hungry because they work solely on commission, that they have neither the seller's nor the buyer's best interest at heart. It's all about maniP***tion. ManiP***te the seller and the buyer by demoralizing them one way or another.
That's why more and more people are selling themselves. Dealing with agents is too stressful.
And, once you've sold a property yourself, it because quite clear how easy it is. Bureau en Gros sells the legal Offer forms, and the rest of the serious work is done by others:
a good notary, building inspector, and financial adviser at your bank.
And no, agents do not protect you with legalities. That's the job of your notary. Most agents don't have a clue about the law.

The MLS listings are the only thing holding most sellers to agents, but paying someone $20,000 and up for a public listing is really not worth it anymore.

I love hearing people complain about real estate commissions when they stand to make ten of thousands of dollars to hundreds of thousands on their properties. Good REALTORS are able to help you to realize these gains. It like complaining about a sport figures salary! If your jealous of what people make then go and take your real estate license. Most of the comments here are spitting venom at the agents for making a sale/commission. No one has mentioned the flip side of the coin; a mandate expiring with no sale. Only 3 out of 10 properties listed on the MLS actually sell. The agent lists the property, spends real money on marketing (newspaper ads, websites, photography, open houses, colour brochures, etc.) not to mention the many many hours put in consulting the home owner, talking to prospects, fielding failed offers, etc. AND if the mandate expires and house didn't sell, how much did that home owner have to pay their agent? ZERO, nada, nill, zippo. Sometimes the out of pocket expenses force many to leave the business. If anyone thinks being a Realtor is a license to print money, think again. It's one occupation where you can work 50-60 hours a week and still go broke.

@Kari Don't forget that real estate law differs from province to province as it does from state to state. Realize that the show is heavily edited for entertainment value. It's television after all. Tatiana IS a licensed Realtor and a good one. Read between the lines next time you watch the show and you'll see she does care about her clients. You need to look past the fanfare and grand standing of show-biz and reality TV. She would not be where she is if she didn't care about her clients.

Realtors should support each other instead of cutting each others throats. It gives the wrong image to the public. Most Realtors are rational, educated people. I get it... it's competitive but there's no need, not to mention it's unethical, to point out another Realtors flaws in public to make yourself look better. It's anti-competitive, unprofessional, and down right immature.

The motto above goes for most business and professions.... not just real estate.

Realtors invest thousands of dollars and time to sell your home. I'd be glad to charge a lesser commission if home sellers were willing to cut me a cheque up front for my signs, brochures, newspaper ads, flyers, MLS fees, etc...oh and then maybe I'll just send a bill for my hours spent on the phone, showing the property, negotiating offers, and completing the paperwork and coneyance. Not to mention that in an article (I believe in macleans magazine) last year, real estate agent was ranked one of the top 10 most stressful jobs in North America.

I'd love to hear what everyone who is complaining about realtors commissions does for a living and explain how much they invest to get paid. We own our business and invest our time and money into it. I'd also like to dispell the myth that realtors all make ridiculous money. It is absolutely true that some do. The top 5-10percent. But that's the same of any industry. The average gross income for a realtor does not exceed $70,000/yr. The ones makinf 6 figures work their ass off for it and they deserve every penny.

I work over 50hours per week, during all times of the day and night, with my phone glued to my hip. My family time is constantly cut short because of my work. I'm literally on call 24/7 and work around my clients schedules, not mine. I'm in my 5th year as an agent and for the first year made just over $100,000 in gross commission. After all my fees and expenses and taxes I'll be lucky to bring home $40,000. If you think my job has been so easy, and we're all making this ridiculous money why not give it a shot? Every realtor I know that has tried to do it with the attitude that its easy, or they'll do it part-time has not made it past 2 years.

I know these comments will fall on the deaf ears of do-it-yourselfers, and those that felt slighted by a poor realtor. I encourage those of you that have had a poor experience with a realtor to contact the brokerage and perhaps be more critical before hiring just any realtor. Its like eating in a restaurant and having a bad meal. You may not eat in that restaurant again, but will you never eat at another one again because of one bad experience? But for all the realtors I emplore you to fight for the commissions you earn. Work hard, follow through with what you promise to deliver and you'll make this a better industry for agents, sellers and buyers.

Realtors are really useless these days, both from a buyer's and seller's perspective. Internet has leveled the playing field for home owners & home buyers alike. Realtors HAD a distinct advantage of having privileged access to information, however MLS.CA has pretty much rendered them useless. Negotiating skills? Yeah right...

When I was shopping for a house... My agent told me that the house I was interested in would never sell below price X; the seller's counter-proposal was already 10K below my realtor's 'educated guess'.

Hello Everyone,
I enjoy watching The Property Shop.
There are so many different views here on the commission of realtors. Everyone's comments on the pros and cons of real estate agents is valid. I have bought and sold homes with and without a realtor. Whether I go with an agent or not depends on the house and location. I know real estate and marketing and therefore I can make an educated guess. I agree that agents deserve what they get paid because I did two FSBO and was lucky enough to only have to deal with one buyer each but it was still a headache in my already busy schedule. The second house I had listed on Kijiji and had only one viewing. After two months of no action we were going to list it on the MLS but the viewer came back and bought the house. Had we listed on the MLS we would have increased our price by $10,000 to accommodate the commission fee. But for those who want to try FSBO go for it and if it does not sell in your time frame then list it with an agent. Has anyone pondered on the idea that as more people do FSBO and represent themselves on the MLS eventually overtime house prices will drop to reflect the already hidden cost of real estate commission? So no one wins in the end except the buyers.

bought and sold 5 properties all without the help of an agent if you can not do anything in life sell real estate or cars.they are not worth what they earn my first home i tried an agent got an offer she could not come having a dinner party fired her sold it my self 1 day later.

I sold homes for 17 years and let me tell you for one fairly easy deals you have 15 that were a monster. I love the Propery Shop. Tatiana is a go getter and believe me she probably works at least 80 hours a week. I love the way she dresses!!! She is one sharp cookie. I hope she succeeds in what ever she does.

Good article. And VERY TRUE! Living in Edmonton ALberta here. Friends trying to sell their place to "get out" before the market plunges. They overbuilt to much in edmonton and ther are tens of thousands of houses & condos sitting empty.
My friends prices it too high last May & now just keep lowering their prices & chasing the market down as sales fall off a cliff! If they don't sell their house soon they will be forced into Bnakcruptcy/foreclosure.
Getting a realtor & professional advice may have allowed them to seel when people we still more optimistic about real estate.
In alberta we have the highest rates of FORECLOSURES in the country & Bankcruptcies are soaring-even though interest rates are at historical lows!

I just listed my home on the MLS with a zero percent commission broker for under $200! I'm asking 600k for my house which is what it's worth! How do I know? I have been visiting open houses in my area for a year now in antiC***tion of selling my own property, and then comparing what those house have to offer against my own. It's not rocket science people! I've noticed that houses for sale by agents are listed much higher than they should be... obviously to pay the agent's commission. I've bought and sold many rental properties privately and the amount of commission I've saved by foregoing an agent would be in hundreds of thousands. I fail to see any value that an agent would bring to someone with a decent understanding of the market.

Have watched the show only a few times and have to admit cannot stand 'Tatiana's' grandstanding performances but will give her credit as a Realtor regardless that I have sold three homes on my own .... and....YES got top $$$$s.
All sold within a week and I'm not even in the business.

Realtors do not sell homes...Homes sell homes..Realtors help in the process...and get you to the closing table.

It is not easy work. Alot involved...banks, inspections, title work...and getting you in a home, at the price you want! And if you add up the time, money, ads, gas..ect..Most likely the Agent you pick is making...very little. Why does the general public think agents are rich? Or make so.ooo much money? Agents are independent contractors.

CC the dual-agency is not always a bad thing. what if your dream house happens to be represented by the agent selling yours? you wouldn't be allowed to get it? Seriously! Agents work on listings for a very long time sometimes incurring costs without pay until it sells. The quick sales make up for those. Im not even in the real estate gig but I love the show. Its mainly about following your dreams and making it.

Always get a kick out of real estate salesmen who take a 6 week course and call themselves professionals...lol. A doctor, lawyer, dentist is a professional, and have 7-8 yrs of education and a diploma to prove it.
