10 Income Property Tips

Whether it's a 100-year-old Victorian home, a multi-apartment property or a fully renovated unit in a hip urban area, this entrepreneur can do it all. Check out 10 tips we learned from Scott McGillivray, host of Income Property:

   1. Make sure it's worth it
      As McGillivray says, the cost of renovations has to be able to pay itself back within two years rent. Scout out local markets, get a professional opinion, and be sure to watch Income Property. Because, hey, who doesn't want to make a couple of bucks on something they need anyway?

   2. Tag team, if you can
      To use a cliché, two heads are better than one, and home-owning is no exception. Getting to your desired final product is a journey, and having a teammate to share frustrations, anxieties and most importantly, costs with is invaluable.

   3. The best way to learn is to go through the experience
      As one homeowner in the show puts it, "you can read as many books as you want, but you have to experience it." Every home is unique, and every home will reveal its own problems and potential solutions.

   4. Whatever you budget, add 25 per cent
      When renovating your space, despite what a professionally quoted budget says, add 25 per cent, just in case. If you don't go over, nothing lost. But if you do, at least you were expecting it.

   5. Houses are like onions
      The more layers you peel back, especially while demolishing, the more problems you're going to find. Count on hidden gems like mould, live wires and any other hidden costs, just in case.

   6. Consider all the options
      If you have a three-story plus basement house, why just rent out only the basement? As we learn in the first episode, doubling the space not only allows you to live mortgage-free by increasing the rent, it also increases the value of the home. But it also may not be the option for you, especially if you plan on expanding a family or you want access to your backyard.

   7. Make sure the space is livable
      If the kitchen has zero counter space and the bedroom can only fit a bed, not only is it going to be hard to find someone to rent out your unit, but think of the types of people who might be wanting to rent out your unit.

   8. Don't skimp on the drywall, especially on the ceiling
      Not only do you want a fire barrier between you and your new housemates, you might be thankful for a little bit of sound-proofing in the long run.

   9. Start on the outside
      A separate entrance is key when renting out a basement, especially if you don't want to mingle too much with your new lessees. And you might want to make sure there are no potential lawsuits hanging around — such as slippery stairs or rotting wood.

  10. Don't turn your house into a home... right away
      If a long-term investment is what you seek, turning your space into a home right off the bat isn't going to help pay those accumulating bills. Your No. 1 priority should be making your home into an income source, or at least a manageable entity.

Like the show very much. But I have observed that in every show the rent collected by the property owner is applied against the mortgage payment to reduce the owners payment. It sounds pretty good. However, isn't rent collected for part of your house that you rent out considered by Revenue Canada to be part of your taxable income? If so, then for a working person who will be paying some of their tax at the top marginal rate, will they not be losing almost half the rent in tax? Also, what will be the effect on tax-free capital gains on a prinC***l residence if it is partly an income property. The situation is clear if the rental property is not part of your prinC***l residence, but what if it is part. I think it is important that tax implications should be mentioned in the show, because I think many viewers could get into trouble here.

Hi Scott if there was ever a time for me to ask for help, and write my first e-mail this is the time.
I do not ask for help, I try and do things myself, always! I am 57 years old and have been laid off after 28 years with the same company (Southland Forming, Inc.). The company has just about folded a long with so many good people and families out of work.
We live in a modest Florida cottage, 1200 sq ft CBS one story home. One side has a master bedroom and a smaller bedroom with 2 small hall closets and a bathroom. The other side has a living room, kitchen, and family room/office and off of that is an enclosed patio with a 2 person Jacuzzi in it. (Thank God for Jacuzzis), it also has a laundry room, and off of the laundry room is an enclosed carport. We need to make one side a "Fathers-In-Law suit with its own entrance (turning the master bedroom window into a door/window to bring light in. needing a soundproof pocket door to close off one side of the home from the other. I thought the master bedroom could be a living room-small kitchen area and the second bedroom the bedroom.
On the other side would be our area to live in. I thought if we took 1/3 of the car-port (next to the laundry room we could make a bath for us and the other 2/3 part of the carport and make an office out of. I thought if we put a sliding "barn type door" in the family room/office we could use it as our bedroom. We of course would like to do this legally! For so many reasons, fire, resale and safety. My father-in-law had a stroke and my Mother-in-law can no longer care for him. My wife is a private duty PCA/CNA and last year worked 98-116 hours for "our season, 7 months" to pay our bills for 14 months and help “retrain me and put me in medical school” at age 56 LOL. Due to her working so many hours she has not been feeling well and the doctor put her in a mild dose of heart medicine. She has always been in good health, great blood pressure, good weight, and always an up-beat personality. I am looking for "Seasonal work when I graduate from school December 15th, 09. I want to separate the home so my wife can bring her Dad home to live with us and not go into a nursing home. This will make my wife very, very happy and keep he home and getting healthy. if need be, after her father passes on we can rent it to a single female who would like a safe inexpensive place to live and feel at home. I am begging you that you can come and help with this. I can help with the physical work, I have friends that can help also. I have a grand total of $27,000.00 to my name for monthly bills and savings. The neighborhood has had some forecloses; we know we cannot sell right now or we would and relocate to a place closer to her Dad. One of my many jobs with Southland Forming was Auto Cad and I could send the exact size of the rooms etc.
My wife and myself for years has said to each other “what do you want for your 50th Birthday” For mine she sent me to MOROSO MOTORSPORTS PARK for the day to learn, drive fast and have lunch with professional car drivers and I was able to drive very fast and after she had a cooler in the trunk to give me an icy cold beer. That was the best 50th Birthday ever!!!
When I ask her for the past few years what she wants she always says a “second bathroom so her Dad can move in and have his own”…I must do this and with watching your show many times, I thought she would be so proud, happy if I did it RIGHT, PERFECT. This will probably be our retirement home (Not intended) but with the economy I am thankful for what we have.

Please answer and help me, please, please, please.

I have been Shopping around but, people is so dishonest to the point a couple the guys came to see the basement , they want me to dish out $2000.00 by week + Materials, I mentioned to them that is what I make in monthly basis.

Well I don't want you to get tire, with my life history.
So many like this I can tell you a few more no pleasant stuff been going thought, but I'M A Warrior For My Children to have the strengths to keep on going in life .
Just to get ahead in life I don't want to keep on struggling neither sinking Down also I believe everyone deserve a little better in life.

I'll talk to you about me just a little bit, I'M a Single parent supporting my three Children and proud how much I conquer been along.
My Three Children are, wonderful, honest they are my bless in my life, I couldn't ask God for a better Kids.
We leave only with my salary also been working for the same Company for 12 Years.

We live in Vancouver and love your show! After having lived in a single family home on a small island on the West Coast of British Columbia we went into shock on discovering the sound transfer from the downstairs two bedroom suite (new) when we purchased our first income property a couple of months ago. The home is a renovated character home built in 1928, with a forced air furnace that heats the suite and the two top floors.

We have area rugs with good quality underlay upstairs over hardwood. The suite has roxul insulation, donaconda and 1/2 inch drywall covering the ceiling. We are experimenting with putting "sound bar" and 1/2' fireguard drywall in one of the bedroom ceilings in the suite to test whether this reduces the two-way sound transfer. We're also searching out commercial grade heating vent insulation to line the heating vents and hopefully reduce their capacity to transfer two-way crystal clear sound.

We would like to see Scott deal with the issue of sound transfer in more depth on the show. As a result of our experience this is the only thing we feel the show doesn't adequately address.

p.s. we'll be home anytime Scott wants to show up.

Have noticed that sometimes the door of the refrigerator opens against the wall instead of towards the counter. You are interested in energy efficiency as I am. I have always made sure the refrigerator opens towards a counter so I can put my food into the storage containers, set them on the counter and put them all in the refrigerator at the same time. Works real well - I only have to open the refrigerator once!

I love the show. The designs are great. I would like to design my basement for extra living space. Any suggestions as to who i would contact and how much it would cost to have a design done. Love the show. I would like to see a few more pictures of the transformations if possible. also, I think it would be helpful to know what the actual cost of the reno is for reference. Scott usually ball parks the cost first before the owners make their decisions, however, I think it would be an added value to see how close he is in his estimation to the actual cost that was incurred.
I think it's a wonderful concept to have 2 options for each reno.

Can you find it easily on-line? No! I've looked and looked.
For all HGTV shows, it would be nice if there was a section

and get the specs.

We are a retired couple considering a remake of our den. It is 18X20, newly renovated 3/4 bath w/window, 3 room windows and own entrance. We live near a college and think our room could be turned into an furnished efficiency apartment. Other perks would be Dish and computer hookup (WiFi) and utilities. What we need is to frame in a closet (there is good area without taking up living area) and designing a tiny efficiency kitchenette area....something like you find in a hotel suite....just the most basic. Also, this efficiency apartment could serve as my residence should I need to rent out the front part of the house to a small family or more then one college student. There are other efficiency apts on our street and in our neighborhood so I do not think zoning would be an issue. Please, I need your input. My husband has some health issues and we are trying to increase our retirement income, make a good plan for my own needs should I end up alone and make the most of our space and what little funding we have for this project. made an offer on a Triplex, it is zoned. Totally renovated triplex! Three brand new apartments with seperate utilities for each unit. Everything is new including new roof, three new heating systems, three new electrical systems, three new plumbing systems, all new bathrooms and kitchens, all new flooring and lighting, three new hot water heaters, all new doors and trim, new laundry hook ups in each unit, plus the whole house has been freshly painted. Another great feature is the finished basement which can be used as an in-law suite for the first floor...adding two more bedrooms to the already three bedroom first floor apartment.

My ? is should i be worried by the statements: "three new plumbing and electrical systems"

Your show is one of my top 3 fav's on HGTV and has given us an idea of hope!! My family and I live in an older semi (40 yrs. old) - 1100 sq. ft. My husbands health issues have us working with one income.
A second job by mom hasn't worked out so well (we have a nine yr. old). With a University being built right behind us, we have thought about converting our basement to a large room for rent. Unfortunately, our basement height doesn't meet your shows' requirement - (I think we're about 6'2). Although we're not loaded, we are interested in what could be done (Durham region). i wish also to ask scott questions about basement renos I don't have a whole lot for a budget but i do everything myself as much as i can and i get advice from my friends to make sure i am doing it right i am single mom and i need to know if i can dig out my basement
it is fine for me to walk in (it is about 6 ft) but to make it a livable space for rent or anything i have to dig deeper i wonder if i can do it myself or do i need big tools or will the walls fall in or can i just dig 5 or 6 inches down without creating havok to the foundation ???

Very useful show and nicely paced and I like most of the designs and colour schemes offered to the homeowners too.
But - I do have an big issue with the lack of energy efficiency improvements that are left out. The exterior walls in the latest reno (were a window was added to make the livingroom brighter) had gyproc over 2" expanded foam - nowhere near the Canadian Building Code for living space. I'm hoping it's just a matter of time constraint for the show - and that the right upgrades are carried out and inspected :)

I've been watching every single HGTV show and decided that INCOME PROPERTY has the best home improvement because not everyone has a huge kitchen/bath and he really uses most of the space. I loved Scott's brilliant innovations that other shows even started to copy him (concerning most current style backsplashes and laminated wood floors in kitchens) I loved the integrated sink with the countertops for small spaces. On another show he had an attractive backsplash in one kitchen which was actually wallpaper but it resembled the newest spa style mosaic slate tiles. That would be easy removal for those who want to put their OWN style into their homes when they purchase it.

I recently purchased a C1920's 2 bedroom cottage with/loft in NovaScotia on a Harbour.
The bathroom and 2nd room as well as porch are in major need of fixing up. Not to mention the floors being leveled out a bit.
The building inspector was very thorough (I hope) and said all was fixable fairly easily.
My problem is finding reasonable or even labor period. Most of the contractors all went to Alberta.
I have no ability with the exception of slapping on a coat of paint. Would love some help and think of spending time at a secluded cottage on a private beach in NovaScotia.

My home has many drafty areas. The other day my husband and I saw an episode where you brought in an energy efficiency inspector (?). I am not sure the name of the episode but it was an attic apt. You installed a sky light in the kitchen, replaced the windows and there was also a huge nest that came down from the ceiling. Anyhow we live in Calgary and are wanting to have a similar test done, so our house becomes more efficient. Do you happen to know if the same company you used has an office in Calgary or do you know of a similar business here.

This is a terrific show. I put myself to sleep each night dreaming of how to create an apartment to ease our financial struggle by turning the lower unfinished level of my raised ranch into an apartment, and then the upper three-bedroom two baths could be turned into an executive rental. I own two homes due to inheritances; two sets of bills, it’s a real financial struggle. My second home is tenth of a mile from the ocean, I don’t want to rent this out, in fact, it would cost more to improve this property then converting an empty slate. Thanks to this show, it helps me to work out in my head what I would need to soundproof, fireproof and decorate. Someday my dream will become a reality, but until then, I’ll look forward to the new season of watching others excitement.

I love watching this show!! I was watching a show where you were putting in this flooring. It looked like wood but it was in this pliable pieces. You made a chalk line and put the first piece down and went from there. I know this sounds strange but its the only way I can describe it. The pieces were very bendy and pliable and almost looked like they were magnets (wood color on one side and black on the other) or something. They just glued to the floor I think. Once the whole area was done it looked really good and almost like a wood floor. Was just wondering what type of product that was.

Also where do you get alot of the bedspreads you use on the show?

Sandwich generation (granny and 4 adults) living in a bungalow.Two sons are single away from home currently but return between studies and career changes. Want to re design so that our sons could use the basement currently as a stop gap between careers and later for rental income when we pass the home on to them. This way we can use it for guests now and then they can use it for rental in the future.
Thinking future as we live very close to a University and they would have great prospects here.

You then used a product on the cement to get rid of the smell - and you covered it with plastic to absorb the odour. LOVE the show but the math seems a bit off. They always deduct the rent that the homeowner will be getting at the beginning of the show from his mortgage payment without factoring in what the renovation costs and the borrowing costs on that. For example, on the show I just watched tonight (Sat Aug 7, 2011) the renters paid $100,000 more than they could afford and had a mortgage that was $2,400/month. They said they'd be forced to sell the house because of lack of funds if they couldn't renovate and rent the basement. The renovation cost $35,000 and they were going to get about $1,000 rent per month. At the end of the show Scott says that that will bring their rent down to about $1,400/month. What about the cost of the $35,000 extra that they had to find? The cost of borrowing that never seems to be factored in on any show.

I watched an episode that was on today where a single mom with I believe 3 children decided to use the basement as income property because upstairs was enough for all of them. My question is that there was a laundry room left in the basement for her to use and the shelving in the room I liked the brackets that were used. Any idea what was used or if they are called brackets. Thankyou.

Love the show, have gotten lots of great advice on both building and design strategy. there is one question I have every time I watch the show. Why is Scott sticking with the standard American style of washer and dryer when installing laundry facilities. We recently renovated a condo for a single person and installed an LG all in one washer and dryer which is european style. It was not that much more expensive than a good solid 2 piece set, and installed beautifully. In limited space, for one or two people, this appliance works. We actually installed it in the kitchen, as is customary in a lot of the european homes we have seen. The plumbing installation was simpler this way as well. Just a question. And maybe a suggestion to look at this as an option.

I was watching a repeat episode this week where Scott was tearing down a shower. He discovered carpenter ants and used some kind of boric acid indoor spray. I believe he said you could get it at a hardware store for $12.00. Just wondering if you have a name for this product?

We live on Vancouver Island and I don't know if you do shows or help out in other provinces or would like to have some help
We moved here in Sidney in July from Comox VI
Homes here are very expensive comparetively to Comox
we decided to buy a newer home and something that we could build a suite in a legal suite that is something to improve for resale value and also to help pay mortgage
we decided to redo the kitchen as it really needed it and then redo the old cupboards and use them in the suite
My husbands work which we never antiC***ted is very busy and so overwhelming that we are not finding time to finish our kitchen and don't look forward to starting on the suite as we know it will be a long and lenghty process
Of course we know that a home is like an onion as we found that out a long time ago
I have phoned around trying to find someone to help us design and someone to help us out however it is so costly
It is almost not worth is however we still want to do it
Is there any way that you would come out here to help or can or do you have any contacts or suggestions that might help us continue
We have been here for 9 months and I am fearful that we might not get this done soon and I know it is costing us money

Im a big fan of the show ! I am small landlord myself and I would love it if you would spend some time also educating these new landlords what to do AFTER. You should spend some time telling these new, inexperienced landlords how to screen their tenants to make sure that the tenant will actually pay the rent. You may give them this advice off the camera, but what about all these other people that are watching the show and have no clue how many people will move into your property and not pay rent, damage it etc??? So that your beautiful property does not become a nightmare property. Being a landlord is not just "taking checks to the bank" - it can become a very sour and ugly experience if you dont know what you are doing and you get a tenant that knows exactly how to work the system. Do not get me wrong, being a landlord has great advantages but all I would like to see more on the show is at least a small segment here and there telling people how they should screen their prospective tenants and what exactly to do if that check bounces. I know this is not the point of the show, but many people love the show, you are putting great ideas in peoples minds so I also think you should make them aware of some of the drawbacks ! Thank You !

We recently had the same issue in wanting to update the look of our kitchen. Your best bet is to call a professional refacing company and have them come in. The work is flawless and it looks like you have a new kitchen for much less of a cost than replacing the kitchen. We used a GTA company called Techno Kitchen Refacing and the results were amazing!

Big fan of the show, stuck in a rut trying to sell our home for 2yrs, realtors no help. I think we should rent make an income suite in the basement where there is already two bedrooms and a 4 peice bathroom, and own entrance(needs kitchen,living space) equipped with large windows in all rooms, 10"walls,4'pony wall 5'wall above that. very roomy and bright, also storage.then we could also rent upper level of house with kitchen,living room main floor bathroom and two bedrooms and laundry room, plus upper floor 640sq.ft.master with walk in closet and 3pcs. ensuite. again with front door entrance. I'm not sure as to why this popertey won't sell the latest realtor said the house was well built with good bones but, not the cutesy factor. we my husband an I and our young children built this home twenty years ago, a good solid house we are currently building another one but smaller as we don't need such a large home, I would like nothing more than to get Scott and his team to come out here and help us, were not strangers to hard construction work just need some guidelines and ideas, so we be good helpers, we are in a small community in north west British Columbia, called Telkwa we realize we're not in the GTA (i do have family there though) but we could be the first to maybe take your show on the road so to speak.
