Real People Living in Condos: Choosing Condo-Sized Furniture

Jennifer's Condo

Our condo is loft-style in that it's open concept with high ceilings and concrete floors, but not by any accounts large.  With a modest 650 square feet of indoor living space, we had to evaluate every piece of furniture on how multi-functional it was, to fit both the space and our lifestyle.

The tiny postage-stamp-sized condo we rented before we bought this place required all “condo sized” furnishings -- a 'dinette' set that barely fit four, a sofa that barely fit two -- and we were sick of it.  More than anything, a sofa is the heart of an open-concept condo, which is why when evaluating our space we decided we'd get the most sprawling sofa our floor plan could accommodate.

Remembering how the last sectional I purchased got lodged in the hallway of my previous condo (only to be un-wedged and sent to my sister's house to live out its days), and heeding a more recent incident with a good friend who sent away a dream floor model sofa she bought on clearance because it didn't fit in the elevator, we swore that any sofa to make our shortlist would have to be measured -- twice.

JANE bi-sectional sofa: W103" x D73" x H30"  Seat: H17"

In most cities where condos are prevalent, there are furniture shops that cater to small-space living.  But, seeing as we chose to decorate around the sofa, we were free to peruse all our favorite décor shops, one of which is Gus Modern, in Toronto's Queen West neighbourhood.  As we like to keep things conscious, Gus Modern is a Canadian company that uses FSC certified wood products and sustainable forest management.

And we found our dream sofa! We fell in love with the "Jane" bi-sectional from Gus Modern. Dreamy because the design is classic enough to grow with us; because it's large enough to fit all our nieces and nephews; and because the fabric is industrial, washable and durable enough to withstand the onslaught of said nieces and nephews.

Jennifer's condo floor plan

Since the "Jane" sofa was 10 inches longer than what we had decided would be the maximum length, and with the addition of a chaise, much deeper, we brought home the specs sheet and taped the sofa outline onto the floor. After living with the outline for two days and moving around it just fine, we decided to bite the tweed bullet and go for it. A bonus: it came in manageable-size boxes that we easily and eagerly maneuvered into our unit.

We could have kept the condo-sized furniture and had more free space, but in the end went for the coziness and comfort factor. We absolutely love the  retreat feel it created in our new home.

Have you had a sofa lodge itself in the hallway on you? What do you say to condo-sized furnishings --Yea or Nay?  Take a poll!

Oh, I love the Jane too! Gus Modern is so great, isn't it? Great choice, I totally agree with maxing out the sofa. What good is extra space if you can't lounge on it?

I think that this gorgeous modern sectional looks great in this living room, and the style of sofa is ideal for a couple living in a small space.  I love the idea of cozying up to enjoy a movie.

However, for people who entertain a lot, I think a couch and chairs combination is a better option.  Why?  Think about this...when is the last time you saw three people sitting on a three seater sofa?  Almost never, unless there are no other options.  It's awkward for everyone to sit on the same piece of furniture.  I'm a fan of a couch with two chairs, which is ideal for conversation.

You really did a great job there. My place is so crammed it's crazy!! Good call on the couch too, I never would have thought that such a stylish sectional could fit so well in such a little area.

Your place really looks like a home, well done.

We have this set too and picking it up in two simple boxes possibly saved our relationship!

Great how the chaise is reversible in case we move or just want to switch it up.

All of your ideas on condo-living so far have been really good!  Practical pieces that all complement each other in looks and functionality!  Can't wait for your ideas outside your main floor condo!  Good work!

Yes attempting to move the other sectional into your old space was quite ridiculous. This sectional looks great and fits wonderfully. I also like that it can sleep two people! Thanks for dumping the other sectional at our place, it's stuck in a room and will remain there until we move. Heck, we might include it with the house. lol

all i can say is, great planning but red wine looks terrible on white sofas, urban barn has a 2 year stain warranty

thanks everybody! We are thrilled with the sectional. Condos present challenges, for sure.

Mike - The sofa is a light grey tweed, and we have had some hotsauce and red wine incidents, but i got both out with cleaning it immediately with warm soapy water.

Alana - Sorry again sister. Yes, you may sell my other sectional with your house. What a nightmare. Measure first  everyone!

That is a beautiful sofa !

Great job, Jennifer!  Your condo looks beautiful and should be on the cover of either House & Home or a condo mag.!

We, too, bought a sectional and absolutely love it.  I never thought I'd hear myself say that after the 70's....lol.  The bonus is, the sectional has attached end tables, so when we put it together, it actually created MORE space than the previous couch/loveseat/end tables combo.

Can't wait for your next article!
